Cavalerka with a minimum of amenities in Lviv

⏩ Lviv

The so-called “cavalier”, which has only a minimum of amenities at its disposal, is rightfully considered the most budget segment of the real estate market. But the owners of this apartment decided to make it even cheaper and limited in functionality.

Let's start with something pleasant. The apartments are located on the ground floor and have a separate entrance from the courtyard. They were recently renovated, so the decor is quite modern, although austere due to the small area. On an area of 14 m² we managed to place:

  • dining area with a table and a couple of chairs
  • kitchen with refrigerator, washbasin, washing machine and several cabinets
  • bedroom with folding sofa and wardrobe

Did you notice anything strange in the description of the “layout” of the one-room apartment? Complete absence of a bathroom and toilet. The only source of water in the apartment is the sink, and the nearest toilet is in the yard. Also, the property is not very suitable for living in winter, since the only heating options are gas convector.

Modest conditions are offered at a modest fee - only 4,000 hryvnia per month. According to the portal Olx, this is the cheapest offer in Lviv. The ad states that the apartment is being rented by a realtor, so the future tenant will have to pay a small commission.

An example of an apartment with an area of 27 meters

⏩ Kyiv

Capital real estate offers tenants a slightly greater level of amenities for a higher fee. The cheapest apartments should be looked for in the Dnieper region. They will cost 4,500 hryvnia per month, which is by the standards of Kyiv prices in general is not considered money. As in the previous case, an agent’s commission of 50% of the cost of housing should be added to the amount.

The object is located on the first floor of a typical Khrushchev building. In comparison with Lviv, its area seems quite large, as for the money - 27 m². The renovation work was carried out quite a long time ago, and the furniture has not been updated for a fair number of years, but this minimum is enough for life. “Layout” includes:

  • kitchen of 6 m² with washing machine, stove, refrigerator, table and several chairs
  • a room with a wardrobe, several bedside tables, a TV, a sofa and an additional folding bed
  • bathroom with washbasin, toilet and bathtub

Against the background of the past lack of a bathroom, such conditions seem like the ultimate dream. Another element of “luxury” that the previous proposal lacked is a centralized heating system. The author of the ad indicates that the housing is suitable not only for one person, but also for a family with children. The owner believes that the stated number of beds is enough for several people to somehow be accommodated with at least minimal comfort, if this word can somehow be used in this case.

The smallest apartment in the UK

⏩ London

Bright tiles on the kitchen splashback, homely curtains, a fairly modern shower stall - it smells like real estate an order of magnitude higher than we had time to consider. Don't flatter yourself too early, we're still talking about an incredibly tiny object, but this time in the UK. We are not the only ones who have a need for affordable housing.

Studio apartment, located in London, created a real sensation. It attracted the attention of not only tenants, but also experts because the owner decided to turn one single room into a universal space. More details about its arrangement - in the room at the same time there are:

  • bedroom
  • kitchen
  • bathroom

Thankfully, at least there was a separate room for the toilet. The room managed to accommodate a wardrobe, washing machine, sink, mini-stove, bed and shower. The furniture is located so close that many British journalists have already joked about how the future occupant will be able to cook breakfast while sitting on the bed or monitor the stove while washing his hair. This is clearly not the functionality and practicality that modern renters are looking for.

The apartment is located in the Noel Park area, just a 5-minute walk from the metro and shopping center. The rent is £899, which is very little by the standards of the British capital. The price already includes electricity, gas and Internet; you will have to pay extra for water supply and utilities. The owner modestly calls his offer “ideal value for money.”

To summarize

Demonstration of compact placement of furniture on minimum space

The modern real estate market is flexible and diverse. He adapts to tenant requirements and always has something to offer, whatever your budget. As you may have noticed, even when renting out the cheapest housing, its owners approach it with all responsibility and turn to experts for help. Cooperation with a real estate agency not only helps you save time, but also eliminates risks by providing reliable partners, whether for rent, purchase or sales.
